An optional walk-through first
Most people start with a walk-through: one experienced handyman goes round the property with you and notes what needs doing. Together you decide which points are worth fixing and which you would rather leave.
We are handymen, not a home staging company, estate agent, surveyor or building inspector. We do not produce survey reports or valuations, and we do not advise on asking prices. We simply point out what we can see and what we are able to repair.
The same handyman then plans the work, so you do not have to explain everything twice.
What is worth doing before you sell — and what is not

- Make sure everything a buyer touches works: doors, taps, locks, switches
- Freshen up sealant, skirting boards and frames — small jobs that show up clearly in photos
- Take down shelving, rails and fixings in rooms that will be handed over empty; we make good the walls afterwards
- Combine several small jobs into one visit, before the photographer arrives
Better left alone
- Start a full renovation shortly before putting the property on the market
- Replace a kitchen or bathroom because you assume a buyer will want it
- Spend heavily in the hope of a higher price — that is not something we can promise
- Paper over defects that you are obliged to disclose

Photographs shape the first impression of your home online. Loose skirting boards, bare patches left after removing fittings and discoloured sealant are exactly the details that stand out on camera.
Before viewings
During a viewing everything gets touched: doors, taps, locks, cupboards. Anything that squeaks, sticks or wobbles tends to stay in a buyer's mind.
Before handover
After the sale there are often still items outstanding from the contract. We can work through those points before the keys change hands.

Frequently asked questions
What does it cost to get a home ready to sell?
You pay for the hours actually worked at our standard hourly rate, with a one-hour minimum and half-hour increments after that. Materials are charged at cost. For larger or clearly defined jobs a fixed price can be agreed in advance.
Will this get me a higher selling price?
That is not something we can promise, so we do not. What we do see is that a home without visible wear and tear looks well cared for in photographs and during viewings.
Do you carry out a survey or building inspection?
No. We are handymen, not surveyors, valuers or estate agents. We point out what we notice during the walk-through and what we can repair. For a structural survey you should instruct a qualified building inspector.
Are you a home staging company?
No. We do not style or furnish properties for sale. We handle the practical repairs and finishing jobs, so the home is in good order before the photographer and the viewings.
How quickly can you come round?
We get in touch within one working day of your request. The walk-through is planned at a time that suits you, and small jobs can usually be scheduled within a few working days after that.
Do I need to buy the materials myself?
Not unless you want to. The handyman brings tools and can pick up standard materials on the way, charged at cost. If you prefer to supply the materials yourself, that is fine too.
Can I book just one or two small jobs?
Yes. You decide the list. One sticking door and a dripping tap is a perfectly normal job; a longer list is welcome as well.
Do you work with estate agents?
We work directly for the owner or the heirs. If your estate agent points you our way that is fine, but the agreements and the invoice run through you as the client.
Can you help with a property after a death or a move into care?
Yes. We take down whatever is fixed to walls and ceilings, remove rails, brackets and shelving and make good the patches left behind, so the property can go on the market in good order. The actual removals and clearance we leave to a removals or house clearance company.
